Most Campbell homeowners don’t think about their water heater — until there’s no hot water left, or worse, water all over the garage floor. Knowing the warning signs early can save you thousands in water damage and give you the time to plan a replacement on your schedule, not in a panic. Here are the top five signs it’s time to call Bellows.

Loud Popping or Rumbling Sounds From the Tank

That deep popping, banging, or rumbling you hear when the burner fires up isn’t normal — it’s your water heater telling you something is seriously wrong. The culprit is sediment: mineral deposits and scale that accumulate at the bottom of the tank over years of use.

As sediment builds up, your burner has to work much harder to heat water through that hardened layer. A 50-gallon tank with 15 gallons of sediment is really only a 35-gallon tank — and it’s burning more gas every month trying to keep up. Over time, this strains the tank lining and can cause overheating at the base.

A professional flush can sometimes buy more time, but if sediment is severe, replacement is the smarter investment. And when you do replace it, ask us about pairing your new unit with a whole-home water softener — hard water is the reason that sediment formed in the first place. A softener protects your new water heater and every appliance in your home.

Bellows tip: Campbell and most of Santa Clara County has moderately hard water. A water softener can reduce sediment buildup significantly and extend the life of your new water heater by years.

You’re Running Out of Hot Water Faster Than Before

If your family’s hot water seems to run out halfway through the second shower, your water heater is losing capacity — and there are several reasons why.

Beyond sediment displacement (see sign #1), gas valves can degrade and stop firing at full efficiency. Tank insulation breaks down over time, meaning more heat loss between cycles. Flow sensors and thermostats wear out, leaving you with water that never quite reaches the right temperature. All of these issues compound as a unit ages.

If the unit is 8+ years old, the economics of repeated repairs rarely pencil out compared to a full replacement — especially when a new high-efficiency model can cut your monthly energy bill noticeably. A Navien tankless unit, for example, uses roughly 33% less gas than a conventional tank and delivers endless hot water on demand.

Rust on the Tank — or Rust in Your Water

Rust staining along the jacket of your water heater — particularly streaking down from the top, sides, or pooling at the base — is a sign the tank itself is corroding from the inside out. Once internal corrosion starts, it doesn’t stop. The tank is seeping, and a sudden rupture is a matter of when, not if.

Sometimes the rust isn’t visible on the outside at all — it shows up in your hot water. If you’re drawing reddish or brownish water from your hot taps, that’s dissolved rust from inside your aging tank. At that point the tank is already compromised and you should not wait.

Either form of rust is a clear signal: replace the unit before you’re dealing with 50 gallons of water on your floor and damage to drywall, flooring, and anything else in the space.

Don’t wait on this one. Rust on the tank or in your hot water is a “replace now” situation. Bellows offers same-day and next-day water heater replacements throughout Campbell and Santa Clara County.

Leaks, Drips, or Moisture Around the Base

Any moisture, pooling water, or dripping around the base of your tank demands immediate attention — even a small drip is not a “wait and see” situation. Leaks are typically caused by internal tank corrosion or fractures created by years of metal expanding and contracting as the tank heats and cools.

What starts as a minor weep can escalate to a full rupture quickly, especially on an older unit under pressure. The resulting water damage — soaked drywall, warped flooring, mold growth — can easily run $5,000–$15,000 or more in repairs. A new water heater starts looking like a bargain by comparison.

If you’re seeing any moisture around your water heater, call us now. Bellows provides same-day service throughout Campbell, Los Gatos, Saratoga, and the surrounding Santa Clara Valley.

Your Water Heater Is 10+ Years Old

Traditional tank water heaters have an average lifespan of 8 to 12 years. If yours is pushing a decade — or you don’t know how old it is — you’re operating in the zone where failures become increasingly likely and increasingly expensive.

Older units don’t just fail more often; they cost more to run every month. Energy efficiency standards have improved substantially, meaning a new high-efficiency Bradford White or Navien tankless unit could cut your water heating costs by 20–40% compared to what you’re paying now.

Rather than waiting for a 10-year-old unit to fail on a holiday weekend, proactive replacement lets you choose your model, your timing, and your budget — instead of scrambling for whatever is available in an emergency.

Check the label: The serial number on your water heater encodes the manufacture date. Not sure how to read it? Call Bellows — we’ll decode it for you in 30 seconds over the phone.
