Who Used All the Hot Water?

One issue that troubles many households is running out of hot water. If you have a large family or like to use more than one appliance that requires hot water at one time, it’s common for the tank to empty and no hot water to be available.

If this keeps happening, you may just need a larger tank to accommodate your family, or you might have a leak in the tank that needs repair.

Common Causes of a Malfunctioning Water Heater

As mentioned above, a leak in the tank is the number one reason you’ll end up with no hot water. Other causes include general aging of the tank, a failed gas valve, or a failed thermopile.

Most water heaters last between eight and twelve years depending. The years you’ll get our of your hot water are related to maintenance, water hardness, and overall use. Over time calcium and other mineral sediment builds up in the tank.

If you live in an area such as Santa Cruz or Marin where the water tends to be relatively hard, your water heater tank will slowly fill with this sediment. As this sediment builds up, not only does it take up space in the tank, making your 40 gallon now a 30 gallon or less, but it also means the burner has to work extra hard. As the burner attempts to heat water through a layer of sediment it begins to burn out the bottom of the thank and eventually the tank leaks.

We get a lot of calls from people stating that their water heater has rocks in it, they hear rocks banging around whenever the water heater is on. First, after being called to have a look, a Bellows troubleshooter recommended we replace our 40-year-old central furnace. We opted to respect his professional judgement. A two-man crew came and got the job done efficiently and with little disturbance. We asked for someone to have a look at our equally old shower valve. A man came to estimate the job then returned to replace it another day. Perfect! We love that we no longer wrestle with the old valve. Last, we asked that someone come to look at our home lighting. A man came to help us formulate a plan. Another two-man crew came and began work. We discussed our needs and minor changes were made to improve our environment further. In every case, we were treated courteously. When they requested permission to make changes, they were forthright and benefitted our environment.
